Builder & Project Review:
Cities have existed for thousands of years but grew faster after the industrial revolution. Since the 1950s, rapid urban growth has become a global phenomenon. Given that cities are in different parts of the world, each with its own geography and history, it is difficult to draw universal conclusions about the reasons for city growth. In India, we have noted that the services/ IT industry has helped cities grow, be it Hyderabad, Gurgaon, Bangalore or for that matter Pune. As and how the industry grew so did housing in this area. One such prominent zone in Pune is Wakad & Rohan Group has come up with their latest offering in the form of Tarang right here. Let's see what the product has to offer.

Connectivity:


The project is located in Wakad, close to PCMC school, in Pimpri-Chinchwad and is one of the fastest growing suburbs of the Pune Metropolitan Area. The phenomenal growth of this locality can be attributed to the Infotech and Biotechnology Park at Hinjewadi close to the Pune-Mumbai Expressway. In terms of social infrastructure, there are multiple schools, hospitals and malls in the catchment zone. It’s a residential hub. To reach the site you have to take the first right turn as you drive down Hinjewadi flyover. It’s a little congested at times else the location is perfect.

Master Plan:


Coming to the master plan, the first thing you note is the density, it's like a concrete jungle. Another big negative is that there is a crematorium near the plot which is not ideal.

The towers coming up in phase 2 make the plan look congested. The best apartments are in phase 1, i.e. lower floor garden facing apartments in tower A, B, C & E. Apartments in tower D & F look into each other which is a major issue. If you are determined to buy in here it would be better to consider or look for a garden facing resale flat in Rohan Tarang Phase 1 than any of these apartments.

Floor Plan:
Coming to the floor plans the apartments are nicely spaced out. We are evaluating the 3 BHK’s which are east west facing. The apartment opens into a foyer which is placed in a manner that it gives the residents of the apartment complete privacy. Also, this area can act as a place where you can place your shoe rack. Move into the apartment you enter into a 350 sqft + living dining space. The master bedroom is more than 150 sqft. which is a big positive again. The guest bedroom and the master bedrooms are on either side of the apartments which is again thoughtful as it ensures privacy in the house. The apartment comes with a huge terrace area, you can enjoy your morning tea and evening coffees here for sure. The product is a winner. Thoughtfully designed.

2. A single lever hot and cold water mixer with overhead shower in attached toilets

Final verdict:
If Wakad is where you want to reside, this product has to be in your consideration set, however, there are many projects in Wakad which should be considered before taking a final call.
