Builder & Project Review:
Let’s sum up Raheja Vihar: A cluster of more than 30 buildings developed by one of the most reputed developers in Mumbai, largely residential; at an advanced stage of completion. Controversies galore, however, isn't that expected in a project which is almost 25 years old. Located in an area which has seen a generational shift Raheja Vihar is located in the hinterland of Powai; almost a sanctuary far from the maddening crowds and noise of Mumbai, and yet so close to the city life. There was a time almost 15 years back when people were scared to come to this area. Not today.Taking the game a notch above its popular predecessor ‘Maple’ in Raheja Vihar, Raheja has come up with perhaps their best product in ‘Vista’.Why do we say so?

Quick Fact Check:
Well, while the apartments are spacious and these Vista apartments come with even better amenities marble flooring, more space and a personal clubhouse making the proposition a winner by every sense. A cluster of 11 buildings soaring 19 stories with a double podium. Vistas have a wide range of apartment sizes to close 2, and 3 BHK apartments varying in sizes from 1300 to 1800 sq. ft. The resale value of this product is in the range of 20000 to 22000 per sqft which is just 3000 per sqft. shy of Hiranandani Powai prices, however, I can comfortably say it is justified.

Marble flooring in the living room, wooden flooring in the master bedroom aluminium sliding windows, intercoms systems, good fittings in the bathrooms. The product has it all.

Connectivity:
Located in Chandivali, this location was not the preferred till 15 years back but today this is one of the hottest keeping its proximity to Hiranandani in mind. There are 2 aspects to the location if you own multiple vehicles it's a dream location for you since the property is located such that you are connected when you want to be thanks to proximity to JVLR and Powai and cocooned in your own private green nest when you are back home. However, lack of public transport means the location can be a pain point since you need to walk in for at least 10 minutes from the main road to reach home. With virtually no access to trains/ metro (which are more than 6 km's away), you are dependent on autos and buses. The views from few apartments are also a concern or us (see image below)

To sum up in terms of social infra & quality of life this is perfect, in terms of connectivity, there are glaring problems.

Master Plan:
Some other pros of this property are, the entry road to this property and Bombay Scottish school is just opposite with close proximity to Powai and the place is not noisy. On the product part, three-level car park, large centre podium garden & open spaces, double height entrance lobby & an exclusive club house with swimming pool & tennis court
In sync with the successful Maple design the new Vista wears the company’s H building Design concept that works around the maximum ventilation and wind channelling philosophy Spacious rooms, full height French windows internally and good placement of buildings in a staggered manner with a clubhouse at the centre make lend a nice visual appeal and good wind channelling throughout the project.

Floor Plan:
Let me tell you upfront they are spacious. 3 BHK Large. Bedroom sizes of 15 * 11 are rare in Mumbai city. Such space allows you to not only have a large king size bed & an expansive 2 ft. wardrobe space in all rooms but also a lot of room to walk around. Bathrooms are 40 to 50 sq. ft. which is decent. The living room is of size 24*11 (it’s expensive!!!) and spreads out into the deck area ensuring you can set up a nice cosy lounge area here.

Both the other 2 layouts the 3 BHK small and 2 BHK small are almost identical in nature with large bedrooms sizes and large living dining space.

To sum it up this is one of the better laid out master plans and one of the best apartment plans in Mumbai.

If you want to live in Powai and can't afford Hiranandani, this has to be on top of your shopping list. But check out the views before buying also buy a new property if possible and not a resale.

Dombivali as a location has seen huge appreciation over the last couple years. The reason for this phenomenon is the landmark project by Lodha group in this suburban area. It has changed the future potential as well as the profile of the area. Marathon Nextown is a project by marathon group in Dombivali offering 1 and 2 bedroom apartments to prospective home buyers. This new project by Marathon will be located near Shil Phata in Dombivli East.

The project is located very close to Kalyan Shil road. Although it is quite far from the stations on the central line, the road connectivity is relatively better. It's very close to Shilphata junction and Lodha group’s upcoming township of Palava. With the area set to see infrastructure developments in future along with improved connectivity, this location is bound to see good appreciation also. In fact, the resident staying at Casa Bella and Casa Rio have seen decent rentals for ready possession properties as well. There is a lot of interest from people working in areas like Mhape to buy in Dombivali.

Master Plan:
The master plan currently available online for the project shows a lot of clutter with relatively less open spaces. In addition, the shape of the plot is also not regular. We would have preferred much more open spaces since marathon group is known for delivering value residences with top of the line amenities


Floor Plan:
In 1 bedroom apartments, you can see that the kitchen is right next to the entrance of the apartment which does not bode well for the privacy of the residents. Having two toilets in a 1 bedroom apartment is a good call although the dining area looks a bit cramped for our taste.

The two bedroom apartments also look efficiently designed with the only problem being the kitchen right next to the entrance.

3. Appreciation potential of the location and investment opportunity

Final verdict:
The overall project plan is quite nice and if you are looking for solid investment option, Nextown offers a good potential. It is also available at a small discount to Palava which can be a consideration as well. However, the scale of the project is nowhere comparable to Palava so you might consider that as well before taking a final call.

It’s a 5-minute walk from Kanjurmarg station next to Lodha Aurum Grande’.


When it was first reported that Runwal had purchased the Crompton Greeves land parcel in Kanjurmarg we were in awe. Crompton Greaves, which had put up its land at LBS Marg in the eastern suburbs of Mumbai for sale, has reportedly sealed the deal with Mumbai-based builder Runwal Group for Rs 1,015 crore. Runwal Group pipped several other top real estate developers like Lodha, Oberoi Realty, Mahindra Lifespaces and Kalpataru Group that were vying for the 34-acre land parcel as per market sources.

Runwal has a lot of stake in this area. They are working on Runwal Greens, Forest, Bliss and have acquired Johnson & Johnson land parcel as per market sources. They just can't afford to go wrong.

Master Plan:
34 acres is a huge land parcel. The 8-acre plot in contention here as a part of the phase 1 development. There are 6 towers coming up from 25 to 34 stories each.

Tower 3: 2 Bhk 29 storey
Tower 4: 3 Bhk 31 storey
2 Level basement parking + 3 Level Podium Parking zone.

Floor Plan:
Coming to the floor plans the 1.5 BHK is a pure investment proposition. You are buying space not an apartment. The living rooms are just about 150 sqft. which is a letdown. Bedrooms of size (approx. 110 sqft.) for sure won't suffice your needs. The good thing about the design is that there is enough privacy in the house. This would be a house best suited for bachelors or someone looking for a 1 BHK.

The 1 & 2 BHK’s comes with air conditioners, video door phones at entrance 11 feet floor-to-floor height, laminated wooden doors & vitrified flooring in living & bedrooms
The 2 BHK layouts though not grand are much better. A 220 sqft living dining space will ensure you can keep a 2 unit sofa, a 4 seater dining table comfortably. A separate dining space would have been preferred and the layout would have been cleaner if the width of the living space was more. The master bedroom is well sized, almost 150 sqft which is a positive. What is missing is the spacious duct space in the apartment. An apartment best suited for young managers with young families who are looking for an upgrade. 

These garden facing units are best laid out. You enter and there is an interesting seating zone created. The problem is the seating zone eats into your dining space. The apartment opens into the living room (a foyer is missing) which is large and in size and horizontal in shape which gives it the large expanse. The guest bedroom space and the living space are at opposite ends ensuring privacy. The master bedroom and the kids room are almost 150 sqft which is again a big positive. Overall the flat is good.

The 3 BHK AC apartments come with video door phones at entrance, 11 feet floor-to-floor height, Italian Marble in a living room, wooden flooring in all master bedrooms, wide French windows & Home Automation system The apartments are loaded with amenities. They would be preferred by a family of 4.

Location:
Wonder why the developer doesn't want to mention Kanjurmarg as the address. By the looks of it, Kanjurmarg is destined to develop as the hottest suburb of Mumbai. According to reports in HT, Kanjurmarg has been identified by the chief minister to grow in lines with Wadala and BKC(http://www.hindustantimes.com/mumbai/mumbai-5-upcoming-biz-hubs-will-rise-as-smart-cities/article1-1298385.aspx)

Located next to Lodha Aurum Grande, Runwal Bliss is close to the railway station, the Eastern Express highway and the JVLR. Connectivity is sorted. Apartments would offer you open views of the Vashi creek. Entertainment options include R City mall which is 6 km’s away and Hiranandani Powai which is approx. 4 km’s away. The location is very homely and peaceful. You are well connected yet away from the maddening crowd. What is desired is a school and hospital. Currently, you are dependent on Vikhroli (Godrej school & Godrej hospital for your needs). There is an upcoming 7-star hotel which is again a welcome addition. Overall the location is a winner!

Builder & Project Review:


Our ever-demanding market has forced developers to pack every segment to the hilt. Earlier, there would be a luxury segment, followed by a premium segment, and then an affordable segment. Not anymore. Now, there’s a compact luxury segment, then a compact premium segment, and a super compact affordable segment. As our demands continue to grow, as do our choices.

Mayfair in this attempt to create something new introduced the cross ‘SRA – Premium - Luxe’ category. It’s an affordable slum rehab project which has been marketed as a luxury product. Sounds complicated right? So quickly coming to the product per say:

On the looks front, the frontage looks stunning, the biggest highlight of the Hillcrest is the fact that the project is located on a hill where the first habitable floor is 4 levels above the ground. Top it up with a 30,000 sqft. Podium, Landscaped Gardens, Swimming Pool, Gymnasium designed by Mark Mahan of Singapore and it seems like a winner. But hold on!!

The developer has been attempting to launch this project since 2010, however, was facing multiple issues with regards to approvals since part of the land belongs to the government for whom the developer was supposed to construct low-cost housing and hand it over to MHADA. The process took time and the project got delayed. In fact if you have a look at the master plan it has 1 Room kitchen and other 2 BHK apartments for sale on the same floor.


Connectivity:


In terms of connectivity and social infrastructure the location as such is extremely good: R City mall round the corner makes the shopping and entertainment a convenient. A 5 minute drive takes you to Hiranandani Powai where you have the best of schools, hospitals and restaurants. Godrej which is spread across 500 acres has decided to lease out land is now transforming into an IT and Pharma hub. VIkhroli as a destination now has it all. The location is self-sufficient however you will need a car for easy commute. A couple of negatives, there are slums around the project which area a major deterrent also currently the approach road is a virtual auto and taxi parking lot which can be a nuisance.

Master Plan:
The developer has tried his best to fit in maximum amenities in the project and full marks to him for the same given the constraints & size of the plot. Maximum amenities are slotted on the podium and the zone has been kept vehicle free. Not ideal but manageable.

Floor Plan:
Coming to the floor plans: Let me sum it up in one line, they are super compact. A 2 BHK set up in a carpet of 675 sq. ft. is not ideal. Bathrooms of size 6 ft. x 4 ft. and living room of size 15 ft. x 10 ft. is certainly not adequate for a young family. In case of the 1 BHK the bedroom is of approx. 100 sqft. and you feel pressed for space. The living space leaves a lot to be desired.

Final verdict:
Well to its credit it’s an excellent location and a beautiful view of the Vashi creek and Godrej Greens. This is one of the rare projects that I have come across where rates are being quoted based on carpet area. This is one of the rare projects that I have come across where construction schedule and delivery timelines are mentioned in newspapers and websites. This is one of the rare projects that I have come across where the approved documents are made available online. But all said and done its more of an investor product, less of an end use product.

Mumbai. A city of more than 1.5 million people. The financial capital of the country which is the golden bird of Maharashtra is struggling to meet the housing demands of the citizens. Logic says that a golden bird must have golden resources and minds and a golden finesse to fly. So what do our own golden minds do, they try to eat the golden bird. Exactly what has happened in the context of Zircon, Omega, and Turquoise & Amethyst specifically? It’s a shame that all customers who have booked at Zircon, Omega, and Turquoise find possession is delayed.

Bookings for the same were initiated in the year 2005 -2006. Yes! Almost 10 years back and customers are yet to see the structure complete. Sources say the same would by possible only by 2017. Now that is a long wait.

Our Opinion

Final verdict:
This project has seen all sorts of troubles: Financial losses to the developer, forest land issue ensuring the project is stalled and then a circular sent out stating that high rises in Mulund would not be permitted, new DCR ruling ensuring floor plans change, ad hoc notices sent by the developer increasing the parking charges.The current condition of Nirmal Lifestyle mall and the construction stage of Nirmal Riverside in Kalyan are not good. Work on the clubhouse in the City of Joy has not been completed on time. The Nirmal group has failed to live up to promises in these cases. They look wonderful in concept like jogging on the 46th floor and having US Open courts.There are questions on the overall work quality on the delivered projects as well.At this moment, we don’t recommend Turquoise. Let the developer complete the project then let's decide the rating.

Builder & Project Review:


Often developers use misleading photographs in their advertisements to lure buyers. Wadhwa is one developer who generally delivers what it promises. Going by the history of delivered projects be it Anmol in Goregaon or Solitaire in Powai we have no doubt that the group will come up with a masterpiece in Ghatkopar. Let's quickly get into the details to see whether the developer has lived up to his reputation and proved our hypothesis right!

Quick Check Facts:
1. Ample parking space in basements and podiums
2. Automatic Car wash facility within the complex
3. Power back up for lifts in each building and common essential lighting
4. Wi-Fi zones at the landscape level of the complex
5. Consumer substation for each building for power supply through TATA Power
6. Double glazed windows on the railway side of the Vista apartments.
7. Energy efficient design by means of alternate circuit looping for lighting of common areas and use of CFL lights in major common areas
8. Sewage treatment plant and rain water harvesting
9. Fully equipped state of the art gymnasium, sauna, steam & massage room
10. Grand entrance lobby
11. Outdoor / Indoor activities such as basketball and badminton, skating ring, billiards, pool, snooker, table tennis, carom & chess, squash court facility and golf simulator

This product is feature heavy!


Connectivity:

The Address is centrally connected to the entire city ensuring maximum time is spent with family and not travelling. In terms of social infrastructure, you have the R City mall and bang opposite and Powai at a distance of 3.5 km which houses everything from schools to malls to entertainment. In terms of connectivity, this location works well, it's equidistant from the Ghatkopar & Vikhroli stations and close to the metro station. 30 minutes away from the BKC, and approx. 3 km away from Eastern Express Highway.

Now the negatives:

Due to the mall, the main road outside the gate is always jammed with traffic - approach from the Eastern expressway is worse. This land was the site of a factory which manufactured asbestos products which are harmful. The Land closer to Bombay Agra Road (I believe it is now called Lal Bahadur Shastri Road) housed the staff canteen and administrative offices. At the back side of the project is a railway line which means this is by no means a silent zone.

Master Plan:
The Address comprises 10 towers in 18.18 acres of which only 20 percent of the land is concreted while the remainder is dedicated to open area. European technology and design elements have been seamlessly infused along with core principles of Vastu and feng shui in this project

The big let down though it the nullah flowing through the property and the cemetery

1 - All building face the Cemetery in front. In fact, the 2,3.5 BHK flats overlook it very closely esp Vista 3,4. Every room you see from it sits right there in front. The builder says he is building trees to cover it - but there is no way you can miss it. Very clearly the entire project faces the cemetery.


The project is pre-certified for Gold rating with the Indian Green Building Council. Winner of the best residential project in 2010. The property outlines several aspects such as fitness , sports, spiritualism, and nature. In regard to fitness and sports, it entails a decentralised fitness club (gym,aerobics area) and swimming pools for each cluster as well as a 50,000 sq ft clubhouse ideal for squash, table tennis, swimming , banquet hall , among others.

Floor Plan:
3BHK: Rarely do you come across such lavish and efficient floor plans both together. A nice entry foyer (spacious enough to store your show rack) leads you to a grand living space of more than 300 sqft with an additional attached deck (almost 50 sqft). The apartment is well laid out and is balanced on both sides. Bedrooms of size more than 150 sq.ft.; technically it means your you have enough living space in your apartment. It won't take long for you to note that the bathrooms are of size 50 sqft; excellent design and space are in the DNA of the apartment.

2.5BHK: The 2.5 BHK’s are again laid out efficiently, A 30 sqft passage ensures privacy in your living space and leads you to a spacious ‘L’ shaped living dining area. A sundeck attached to the living space gives a sense of spaciousness to the apartment. The placement of the study area is ideal, you might be tempted to include it into your living space or make it a private office room with a glass partition, either way works for us. Coming to the bedrooms, though the master bedroom is expansive, the second bedroom could have been bigger. All said and done it’s a nice layout and works well.

As Kalpataru continues its campaign to redefine itself as the quintessential Indian luxury real estate player, Pinnacle plays a crucial role in the company's portfolio of new products.

Not many products in Mumbai have managed to do what the Pinnacle has done for Kalpataru.

Kalpataru has been producing 2, 3 BHK units in the suburbs taking advantage of the 80IB scheme and hence were facing major positioning challenges. Pinnacle did to Kalpataru what Octavia did to Skoda in 2001, it redefined the positioning of the brand.


Quick Fact Check:
Kalpataru Pinnacle has exceptionally spacious and super-sized 3-4 BHK apartments, duplexes, and penthouses. It is a high-rise tower with rooftop infinity swimming pool and toddler’s pool and open air Jacuzzi. Most noticeable about Kalpataru Pinnacle is the design: This Y-shaped tower is constructed in such a way that there are 3 flats per floor, maximum privacy, and ample light& even ventilation flows in lavishly

Connectivity:

Bracketed on either side of the railway line by the Western Express Highway and the Linking Road, Goregaon was primarily a middle-class residential neighbourhood. However, the area is now turning into a wealthy suburb.

The project offers excellent social infrastructure with malls like Inorbit and schools like Vibgyor international school in the vicinity. It also offers amazing views of the creek from higher floors on the west side.

Master Plan:
The USP of the project here is internal spaces that are offered by the project. The overall plot size is relatively limited. There is another building which is mentioned as proposed development in the attached layout plan. But with limited area, Kalpataru has been able to pack in a lot of amenities in the limited area:
1. Clubhouse with world class gymnasium & state-or-the-art equipment’s
2. Large swimming pool with kids pool and open air Jacuzzi
3. Relaxing spa with steam and massage room
4. Multi-function party lounge overlooking the landscaped garden

The apartments at Pinnacle are super- sized. Kalpataru has a winner on their hands here where they have created apartments with higher spaces. Combine this with efficiently planned apartments and you get living space which is not usually available in a city like Mumbai.


Our Opinion

Pros:
Space! Quality of Fittings, Rooftop Pool & Party Lounge, Ready Possession Property, Location
No other comparable projects in vicinity compared to this. However, Oberoi Exquisite and Windsor Towers would be choices you can consider if budget is an issue.

Project loading is on the higher side

Final verdict:
It’s a one of its kind product. Little or no competition for that matter. These are huge villas in the sky. You would definitely want to own one.

Builder & Project Review:
Acme Boulevard is a residential development by Acme Group located at off Jogehwari Vikhroli Link Road, Jogeshwari East, Mumbai. The project spread over 9 acres of land. It comprises of the luxurious complex with high rise towers of 20 storey and basement and podium parking. It consists of elegantly designed 2 BHK, 2.5 BHK and 3 BHK flats along with all the high-end features and amenities. It is thoughtfully planned and offers a luxury lifestyle with all the comforts and conveniences.

What else have we heard

We have heard it is a fully integrated society spread across 10 acres of area. In 5 acres of area half of dozen 19 to 23 storeys stunning towers are being developed and another 5 acres of an area are reserved for the beautiful landscape and recreational activities.

Connectivity:
Located near MIDC, Andheri east. The location is not as appealing as we would like it to be. Social infrastructure around the project is not available. Also, there are a lot of slums all around which might not be preferable for a project which starts upwards of Rs 1 Cr.

The location has the very good social infrastructure with parks, school and coffee shops nearby.

Our Opinion

Pros:
As it is the upcoming project so the per sqft rate is low compared to Andheri east average rate.

Cons:
1. There are no images of floor plans available
2. The layout of the building is not clear
3. As I go through with different sites they all are showing different layouts of the buildings.
4. On the ACME site, they are not disclosing any information.
5. Few online RealEstate portals are showing the layout of KANAKIA SEVEN project layout for this project which is unethical and negative marketing.
6. From some online trends, I also came to know that many of ACME sites were being stopped by the government because of their unethical services.

Final verdict:
Can I trust the developer - NO, As far as buying property is concerned I would not go for this property.
