Analysis

Builder & Project Review:
Let’s sum up Raheja Vihar: A cluster of more than 30 buildings developed by one of the most reputed developers in Mumbai, largely residential; at an advanced stage of completion. Controversies galore, however, isn't that expected in a project which is almost 25 years old. Located in an area which has seen a generational shift Raheja Vihar is located in the hinterland of Powai; almost a sanctuary far from the maddening crowds and noise of Mumbai, and yet so close to the city life. There was a time almost 15 years back when people were scared to come to this area. Not today.Taking the game a notch above its popular predecessor ‘Maple’ in Raheja Vihar, Raheja has come up with perhaps their best product in ‘Vista’.Why do we say so?

Quick Fact Check:
Well, while the apartments are spacious and these Vista apartments come with even better amenities marble flooring, more space and a personal clubhouse making the proposition a winner by every sense. A cluster of 11 buildings soaring 19 stories with a double podium. Vistas have a wide range of apartment sizes to close 2, and 3 BHK apartments varying in sizes from 1300 to 1800 sq. ft. The resale value of this product is in the range of 20000 to 22000 per sqft which is just 3000 per sqft. shy of Hiranandani Powai prices, however, I can comfortably say it is justified.

Marble flooring in the living room, wooden flooring in the master bedroom aluminium sliding windows, intercoms systems, good fittings in the bathrooms. The product has it all.

Connectivity:
Located in Chandivali, this location was not the preferred till 15 years back but today this is one of the hottest keeping its proximity to Hiranandani in mind. There are 2 aspects to the location if you own multiple vehicles it's a dream location for you since the property is located such that you are connected when you want to be thanks to proximity to JVLR and Powai and cocooned in your own private green nest when you are back home. However, lack of public transport means the location can be a pain point since you need to walk in for at least 10 minutes from the main road to reach home. With virtually no access to trains/ metro (which are more than 6 km's away), you are dependent on autos and buses. The views from few apartments are also a concern or us (see image below)

To sum up in terms of social infra & quality of life this is perfect, in terms of connectivity, there are glaring problems.

Master Plan:
Some other pros of this property are, the entry road to this property and Bombay Scottish school is just opposite with close proximity to Powai and the place is not noisy. On the product part, three-level car park, large centre podium garden & open spaces, double height entrance lobby & an exclusive club house with swimming pool & tennis court
In sync with the successful Maple design the new Vista wears the company’s H building Design concept that works around the maximum ventilation and wind channelling philosophy Spacious rooms, full height French windows internally and good placement of buildings in a staggered manner with a clubhouse at the centre make lend a nice visual appeal and good wind channelling throughout the project.

Floor Plan:
Let me tell you upfront they are spacious. 3 BHK Large. Bedroom sizes of 15 * 11 are rare in Mumbai city. Such space allows you to not only have a large king size bed & an expansive 2 ft. wardrobe space in all rooms but also a lot of room to walk around. Bathrooms are 40 to 50 sq. ft. which is decent. The living room is of size 24*11 (it’s expensive!!!) and spreads out into the deck area ensuring you can set up a nice cosy lounge area here.

Both the other 2 layouts the 3 BHK small and 2 BHK small are almost identical in nature with large bedrooms sizes and large living dining space.

To sum it up this is one of the better laid out master plans and one of the best apartment plans in Mumbai.

Final verdict:
If you want to live in Powai and can't afford Hiranandani, this has to be on top of your shopping list. But check out the views before buying also buy a new property if possible and not a resale.

Builder & Project Review:
Acme Boulevard is a residential development by Acme Group located at off Jogehwari Vikhroli Link Road, Jogeshwari East, Mumbai. The project spread over 9 acres of land. It comprises of the luxurious complex with high rise towers of 20 storey and basement and podium parking. It consists of elegantly designed 2 BHK, 2.5 BHK and 3 BHK flats along with all the high-end features and amenities. It is thoughtfully planned and offers a luxury lifestyle with all the comforts and conveniences.

What else have we heard

We have heard it is a fully integrated society spread across 10 acres of area. In 5 acres of area half of dozen 19 to 23 storeys stunning towers are being developed and another 5 acres of an area are reserved for the beautiful landscape and recreational activities.

Connectivity:
Located near MIDC, Andheri east. The location is not as appealing as we would like it to be. Social infrastructure around the project is not available. Also, there are a lot of slums all around which might not be preferable for a project which starts upwards of Rs 1 Cr.

The location has the very good social infrastructure with parks, school and coffee shops nearby.

Our Opinion

Pros:
As it is the upcoming project so the per sqft rate is low compared to Andheri east average rate.

Cons:
1. There are no images of floor plans available
2. The layout of the building is not clear
3. As I go through with different sites they all are showing different layouts of the buildings.
4. On the ACME site, they are not disclosing any information.
5. Few online RealEstate portals are showing the layout of KANAKIA SEVEN project layout for this project which is unethical and negative marketing.
6. From some online trends, I also came to know that many of ACME sites were being stopped by the government because of their unethical services.

Can I trust the developer - NO, As far as buying property is concerned I would not go for this property.

Builder & Project Review:


Located in Mumbai’s largest and ever growing suburb Andheri Hubtown Sunmist definitely attracted a fair amount of praise for its external facade. By focusing on a severe, almost corporate, sharp-cornered design it managed to stand out from the crowd of Hiranandani and Kalpataru copies and sculpted concrete efforts.

According to Economic time report released recently, “Home buyers in and around Chandivali, Andheri and Sakinaka are having a tough time getting the possession of their property because of multiple problems. Either the government is delaying giving permissions or the registration takes time forever or the builder is struggling to finish the project in time because of the cash crunch. "The builders are facing a lot of issues in sourcing funds for completing projects," said Arjun Thakkar, a real estate consultant based out of Andheri East.” It is learnt Hubtown Sunmist a victim of one of these issues had an initial possession date of December 2013.


Connectivity:

The location is perfect if you are someone who works in the suburbs of Mumbai. Connectivity wise it doesn’t get better. However, the same boon happens to be a bane if you have a young family. Be ready for traffic jams and noise every morning. This is one of the most active junctions in Mumbai and is certainly one of the busiest parts of the Andheri suburb. If you can live with this fact Andheri station is close by, you are close to the Metro (all at walking distance). You will have to depend on Andheri west for your shopping needs since these residential apartments are right in the middle of Andheri Business district.

Master Plan:

The plot shape is quite regular and with adjacent roads on three sides, its exact locality is very nice. Since the plot area is a bit less and it’s a standalone building, the open areas will be limited. So, there is a certain give and take involved between location and layout here.

Floor Plan:
2BHK : The 2 BHK has an entrance lobby which opens up into a spacious living area of 22*11 with a separate 100 sq ft + dining space which can easily accommodate an 8 seater dining table. The kitchen is huge again with 2 separate counter slabs. A master bedroom of size 11*18 is ‘luxury’. 2 big washrooms and huge utility space for your storage space and a 21 feet deck. Need we say more. It’s spacious!



3BHK 
1. The living room is spacious with the balcony, puja room & dining area.
2. The kitchen is big and attached with dry balcony.
3. The general bedroom is of ok size.
4. Another bedroom is a little bit big compared to general bedroom attached with toilet.
5. Master bedroom is very spacious attached with balcony but the layout is not that good because the passage.
6. Master bedroom also has utility area which good to keep old stuff


4BHK: 
1. The living room is small if we see as 4 BHK apartments.
2. General bedroom & toilet is of ok size.
3. Another bedroom and other master bedroom is spacious.
4. Other master bedroom layout of the window.
5. Master bedroom is very spacious.
6. Just 1 balcony.
7. No utility space.
8. Passage area which is given is a good idea and can be utilised nicely.





Our Opinion

Pros:
1. We like floor plans of the project, the living room master bedroom, and other bedrooms are very spacious they all are having the huge as well.
2. The location is spot on as far as connectivity is concerned close to the western express especially if you work in Andheri/ Malad/ BKC
3. Noise proof windows in the whole apartment.

Cons:
1. The junction it is at is most certainly the busiest part of the suburbs - I'm pretty sure there will be traffic jams (and hence the noise) up to 11pm every night.
2. Per sq. ft. price for this project is much higher than compare to the average price in Andheri east region.
3. This project is already going 2 years delay so can’t trust the builder

Final verdict:
Great planning. Large size apartments with big decks is a dream for every housewife in Mumbai, however, it’s an SRA project where the developer was allegedly struggling for money and clearances. If you have an office space in BKC / Andheri and can live with some traffic go for it after negotiations.
